Description: The applicant is proposing to develop seven commercial buildings on the site, consisting of six free-standing pads intended for restaurant uses, and one six-storey hotel consisting of approximately 134 rooms.
The subject property is located north of Highway 417, west of Huntmar Drive and south of Feedmill Creek, within the Palladium Drive interchange, in the Kanata North community. Feedmill Creek which separates Phase 1 and 2 of the Tanger Tanger Retail Outlet Centre, opened in the fall of 2014. An archaeological site, which was identified through previous applications, is located in the western portion of the site and includes the foundations of old farm buildings. These historical building foundations will be incorporated into the proposed development through landscaping, seating areas and pathways.
The main access to the site is from Huntmar Drive and is proposed have full vehicular movement via a signalized intersection. To facilitate vehicular and pedestrian movement between the two phases, a bridge was built as part of Phase1 over Feedmill Creek, which included pedestrian sidewalks along both sides. 513 vehicle surface parking spaces, as well as and 22 bicycle parking spaces, are proposed to accommodate the development. A multiuse pathway is proposed along Feedmill Creek, which along with the other proposed sidewalks and pathways creates strong pedestrian connections throughout the site.
